About Us

Coakley O’Neill Town Planning is an independent Cork-based town planning consultancy, established in February, 2010 by Dave Coakley and Aiden O’Neill. Prior to establishing the practice both Aiden and Dave were co-Directors of the Cork office of a large multinational environmental consultancy.

The practice provides clients with planning solutions which best suit their needs. We and our Associates have extensive knowledge and practical expertise of planning issues at national, regional and local level across the public and private sectors.

We represent a range of clients from individuals, house owners, and community organisations to landowners, major companies and developers. At all times the focus is on providing a personal and professional service.
Our competitively priced planning services are provided in house and supplemented where necessary through our Associates. We can also engage specialist sub-consultants for specialist inputs including architects, urban designers, environmental scientists, ecologists, engineers and solicitors. In doing so, we have extensive experience of working as lead members of multi-disciplinary project design teams, ensuring that the best results for our clients are delivered, on schedule and within budget.

We are a Limited Company, registered in Ireland No. 480633. We are registered for VAT: IE 9737006B. We are fully insured for Professional Indemnity. We are licensed for the reproduction of maps by Ordnance Survey, Ireland.

Aiden O'Neill

Aiden is a practicing town planning consultant holding the qualifications of (BSc (Hons), DipTCP, MRTPI) with experience in strategic policy, land use planning and urban regeneration in both the public and private sectors since 1996. Aiden has particular experience in major development and regeneration projects bringing complex industrial, waste, quarry, energy, tourism, residential and retail projects, from development potential assessment through to  application stage, appeal, oral hearing and planning compliance, including Strategic Infrastructure Development. Aiden has also undertaken strategic planning work including spatial planning for drainage catchments, and for the Cork Area Strategic Plan Update 2008
Aiden is a Member of Cork Chamber’s Transport & Infrastructure Committee, a Member of the Steering Group of Energy Cork, and a Member of the Irish Environmental Law Association.

Dave Coakley

Dave is a practicing planning consultant holding the qualifications of BA (Hons), MPhil, MTCP, and has worked in the public and private sector since 2001. He has a particular expertise in the development planning process having initially spent 5 years in Cork City Council’s planning policy section where he was involved in the preparation of Integrated Area Plans, Local Area Plans, and Action Area Plans. He was also instrumental in the preparation of site development briefs and was the lead officer on Part V Policy Implementation and the Living Over the Shop (LOTS) and IAP urban renewal schemes.
While working in the private sector, he has amassed considerable experience in the preparation of An Bord Pleanála Appeal statements, Strategic Environmental Assessments, Due Diligence Reports, Planning and Development Potential Assessments and the management, preparation and submission of planning applications in particular for motorway service areas, service stations, hotel developments, residential schemes and office developments
